Payment for the goods is expected to be made in 30, 60, 90 days, in six months or even a year later. Meanwhile the business offering its wares on credit must cover its own overhead, including the cost of goods sold. If financing is tight as in many a growing enterprise, this can put the seller in a quite a tight spot. Where does a company turn to raise cash?</p>
<p>Factoring is a way for a business to sell its accounts receivable invoices to an outside financier (a factor) at a discount in return for immediate cash. Unlike a bank loan, factoring transactions are not significantly influenced by a company&#8217;s credit rating and credit worthiness, since the transaction is essentially the resale of a business asset. In fact it is not a loan at all, but rather a sale of financial assets (receivables) to a third party.</p>
<p>Although the two terms are often mistakenly used synonymously, &#8216; invoice discounting &#8216; is a different kind of transaction. Whereas factoring is the sale of receivables, invoice discounting is lending which uses receivables as collateral.</p>
<p>In exchange for cash, a business transfers ownership of its receivable invoices to a factoring firm, which thereby takes on all the rights and risks which come with those receivables. This is done at a discount from the original invoice value. The investor&#8217;s profit in a factoring receivables transaction is the difference between the discounted cash amount paid up front and the full invoice amount eventually collected. Should a customer fail to pay for the goods and/or services after an agreed upon period of time, then the financed firm must either provide a substitute receivable of comparable value, or repurchase the invoice.</p>
<p>Receivables factoring can be seen as a form of equity financing which demands fewer compromises than other financing alternatives. Rather than having to engage a demanding partner/investor to provide a cash infusion for growing one&#8217;s business, receivables factoring does not require commitments of salary, benefits, stock ownership, profits and shares of stock. The factoring receivables process is a relatively simple one of selling future receivables at a discount for present cash.</p>
<p>For many startup businesses considered poor credit risks, or which don’t meet certain bank lending guidelines, and which have been turned down for working capital loans by traditional lending sources such as banks or the Small Business Administration, factoring receivables can be an attractive alternative. Factoring is not a loan, nor does it involve long-term commitment. There is no interest or principal to repay, and no monthly payments. Businesses can factor as much or as little as needed, and suspend or restart factoring receivables whenever convenient. Unlike bank loans, startup status and past credit issues are generally not at issue in receivables factoring. Factors evaluate the financial strength of a company&#8217;s customers, in light of customers&#8217; ability to pay their invoices, rather than of the creditworthiness of the funded company itself. It this regard receivables factoring involves a sale of assets rather than a loan. Companies who would otherwise be disqualified for traditional loans due to a poor credit history can still qualify for factoring receivables on their books.</p>
<p>A receivables factoring company can advance funds against receivables, provide credit protection coverage and collection services. With the cash received, companies can then make payroll, pay suppliers more quickly and have ready funds available for new company projects.</p>

The invoice selling client presents recently generated invoices to the factor in exchange for an amount that is less than the value of the invoice(s) by an agreed upon discount and a reserve, as a provision to cover any possible shortfall payments by the debtor. If the invoice is eventually paid in full and on time the reserve is refunded to the client.</p>
<p>Factoring financing utilization can grow along with a business as sales increase. Unlike traditional lending sources, factoring financing requires no restrictive loan covenants or periodic loan reviews. There are no monthly payments to make. Nor is there a credit line limit dictating the maximum amount possible to finance, as with a traditional lender. This has led to a brisk trade in factoring loans as an increasingly practical finance method. As of this writing, factoring loan companies currently provide over $100 billion in funding to industry every year.</p>
<p>How do factoring loans work?</p>
<p>Management of credit and receivables can be a burden upon a business enterprise, because receivables management can tie up vital company cash flow and use up resources better devoted to expanded production and growth than to invoicing and collections. Factoring loans are an increasingly popular receivables management alternative.</p>
<p>A business firm will enter into a factoring loan agreement to sell its receivables to a factor for a discount from their face value. By doing so the firm can also relieve itself of its credit and collection duties, as the factor can take over the collection functions of its clients. No other type of short-term financing allows business firms to assign the responsibility for debt collection over to the financing institution.  Under the terms of a typical factoring loan, clients no longer need to conduct credit investigations and analysis, make credit decisions, keep collection records of accounts receivable, or sustain bad-debt losses.</p>
<p>After a factoring loan company buys a client&#8217;s accounts receivable and assumes their credit risk, the client notifies its customers that their invoices have sold, and invoices are also marked with language to that effect. The factor now owns the receivables, and arrangements are made to have the client&#8217;s customers send payments directly to the factor.</p>
<p>A factor charges a commission or fee for performing credit collection functions and its profit for purchasing the client&#8217;s receivables.  A number of conditions can determine the fees for factoring loans service:</p>
<p>&#8211; The nature of the business, including seasonality, popularity and stability of products, and whether the customer is a manufacturer, wholesaler or retailer.<br />
&#8211;Annual sales volume of client. As volume increases, the factoring loan discount from face value will usually narrow.<br />
&#8211;Average size of order processed.<br />
&#8211;Credit worthiness of the client&#8217;s customers. If the risk is relatively small, the factoring loans company may take a lower commission.<br />
&#8211;Client&#8217;s selling terms. If the receivables payout period is long, the factor must wait to collect its receivables; this would likely result in a higher fee.</p>
<p>Actually, &#8216; factoring loans &#8216; is a misnomer, since in a factoring transaction receivables are sold outright rather than used as collateral against a &#8216; factoring loan &#8216;. No matter what name it&#8217;s given &#8211; Invoice Factoring, Asset Based Factoring or Factoring Loans &#8211; this unique and practical receivables financing method has proven itself quite useful to companies in a broad range of industries.</p>

Archiving email is the process of saving and indexing both the incoming and outgoing email correspondence of an organization or individual. Captured email messages are kept on physically storage media for later retrieval via search. Archiving email systems allow companies to meet regulatory and internal records retention requirements, allowing compliance officers to easily perform searches for stored archival email, and to perform periodic compliance archiving reviews.</p>
<p>A number of email archiving compliance regulations broadly require preservation of &#8216;electronic business communications&#8217; which can be interpreted to comprise not only email, but also instant messages, file attachments, SMS text messages, VoIP and other electronic messaging communications technologies.</p>
<p>There are several motivations for creating Archiving Email solutions,  including:</p>
<p>- mandatory archiving of email for regulatory compliance<br />
- email archiving for litigation needs and legal discovery<br />
- archiving email for data backup and disaster recovery<br />
- data monitoring of internal or external  correspondence</p>

<p>Archiving email can solve more than one problem. A company might initially intend to develop an email archiving system for regulatory compliance purposes of litigation support, and then discover all the additional storage management advantages which come along with it.</p>

<p>Digital data is well-suited to electronic data discovery since it can be quickly and easily searched by computational means. This is in stark contrast to paper documentation (or &#8220;treeware) which must be painstakingly hand-searched by a human worker. Digital data is also difficult to completely wipe out and place out of reach of electronic data discovery, especially once it gets into a network. This is because data typically circulates on multiple hard drives. Even if they are deleted, data files can later be recovered and restored &#8211; effectively un-deleting them. In fact the only truly reliable way to destroy computer data is to mechanically destroy every physical piece of memory hardware where that data has ever been stored.</p>
<p>In electronic data discovery, all sorts of data can be allowable as evidence, including text, image files, databases, spreadsheets, audio files, animation and program applications. Email is a particularly valuable form of civil or criminal litigation evidence gathered via electronic data discovery, because people are usually less careful in email exchanges than in paper correspondence (also know colloquially as &#8216;snail mail&#8217;).</p>
<p>Computer forensics, also called cyberforensics, is a genre of electronic data discovery in which investigations are made on a digital copy made of the contents of a secured hard drive. The original computer is kept in a locked facility in pristine condition, while all electronic data discovery investigation work is done upon the digital copy.</p>
<p>Electronic data discovery is an evolving field whose implications are much larger than its technological processes alone, giving rise to several legal, constitutional, political, security and personal privacy issues &#8212; many of which must still be resolved.</p>

I highly recommend detouring a little on your way home to explore these cities, and get a sense of the white-hot growth happening in this region- the housing tracts, shopping malls and commercial development activity. Construction is everywhere. Antelope Valley real estate prices, and especially prices for Antelope Valley land, have been skyrocketing. CharlieLand is still cheap!<br />
Every property I sell is accurately and specifically described in legal descriptions recorded with the county planning department, surveyor and assessor&#8217;s offices. In addition, prior to acquiring them all properties were checked against US Geological Survey maps to make sure they are level and far away from any flood areas or other natural hazards. Additionally, the State of California requires a Natural Hazard Report and Disclosure be done by an independent private firm, which you will receive through escrow. In escrow you will also get a preliminary title report detailing the exact legal description of the land. After you have approved the title report and escrow closes, you will get a full policy of title insurance which guarantees that the property conforms exactly to its legal description. The title insurance policy also fully describes any and all easements or liens on the property, so you take posession of a clearly delineated and guaranteed legal parcel, with no surprises.<br />

Most lots in the region are unsurveyed. You can usually drive to within 50-100 feet of most of my parcels, and with 30 mile visibility, you know you&#8217;re looking at the land generally. To see the exact physical boundaries of a parcel as described in the legal description, you&#8217;d need to hire a surveyor and sink stakes. That&#8217;s all part of the development process if you&#8217;re going to build.</p>
<p>These are high quality parcels of raw, undeveloped California vacant land sold for low prices. Unless otherwise noted, utilities are not already in place. Water is usually available by sinking a well, or via public utilities, and power can be run from the nearest access. These costs may be part of developing a parcel for use. If you intend to build immediately, it&#8217;s a good idea to research the suitability of the land to your needs and budget prior to purchase.<br />
These properties are sold primarily as investment land to hold for future price appreciation. As development in the area increases, more infrastructure will be built including roads, power lines and possible local water district or aqueduct service, significantly reducing development costs. WATER<br />
This information comes from Bryant Pump and Supply in Lancaster. Bryant is an old, well-established local well drilling company with an excellent reputation since 1929. They are not the cheapest, however, and you may be able to get a better deal if you shop around. Bryant can be reached by phone at 661-945-6798.<br />
The entire area apparently sits atop a huge aquifer with good water. Wells should be dug around four hundred feet; Bryant charges $30 per foot for drilling. An additional $1000 covers county permits and cement. Then, depending on pumping capacity, a complete pump and tank system will cost between $6-12 thousand more. It may also be possible to drill your own well, and save significant money. Kern County building codes also require some sort of sewage setup, such as a septic tank / leach field system.<br />
GRID POWER<br />

Generally speaking, if the land is within 125 feet of existing power, Edison will likely run a line free of charge. However, there may be other expenses involved if, for example, they must install a transformer. Beyond 125 feet, Edison charges $22 per foot as a discounted price, but they wouldn&#8217;t run a line, say, 3000 feet or more for only one home&#8211; at least not at a discount. Full price, without a discount, is in the neighborhood $36 per foot. In accordance with the California Energy Commission, Edison grants all projects large or small a $1247 allowance. When I asked the Edison representative if this means any project costing under $1247 is free, he said it&#8217;s more accurate to say you&#8217;ll get a credit for the first $1247 of any job to run power out to your parcel. I&#8217;m no sure how those semantics translate into economics.<br />
SOLAR AND WIND POWER<br />
